Thank you for responding. My name is Gerry Shand, and I am a licensed Mortgage Associate in Alberta.

For most people in Alberta buying a house usually means going to their existing financial institution and applying for a mortgage. If you didn’t realize you had some choices in this you would also do the same thing. But you probably realized that you had a unique situation where using a Mortgage Associate.

An employee at the average lending institution is responsible for 168 customers. Only a few specialize in mortgage lending and quite often work two or more branches as “road warriors.” When you sat down with them to assess your needs, did they take as much time as was needed to ensure you were getting the loan that suited all your needs?

2. Does your lender make house calls?

I do. There was a customer who was very busy and we ended up meeting for the first time at the hospital on a sunny Saturday afternoon in the summer to sign off the final paperwork to get the mortgage approved for their first home.

3. Do you have the time to keep up to date with changes to the mortgage rules?

They are constantly changing. It is my role to keep on top of them saving you time.

4. Did you know the rates can change daily?

They do and no one lender has the lowest rates for all their programs.

5. Did you know you had so many lending choices?

One week your loan can be funded by your lender but if you do not have a commitment in place, things can change next week and you can be left without financing at the worst possible time. It is always important to have a game plan in place so these surprises do not happen. I can help you plan and avoid these situations.

9. Do you have the time to put all this together to get a great deal?

The two most precious commodities you have are time and money. There are lots of stories out there of people who have lost money at one time or another but always found a way to make it back. But once a second is gone, it is gone FOREVER! Your time is valuable! If you take your annual salary and divide that number by 2000, this is what your time is worth on an hourly basis. So if it takes you 100 hours or more to process a loan by yourself, that money can add up very quickly.
